Useful history.
Honest limits.
We show approximate historical asking prices and how the maths works. A home's actual resale price needs evidence about that home.
What does this number actually mean?
If an amount had changed in the same proportion as this area's rounded asking price per square foot, this is its approximate mathematical equivalent at the end quarter. It is a nominal price comparison, not realised profit, total investment return or an independent valuation.
How are the figures rounded?
Every quarterly price is rounded to the nearest ₹500 per sq ft, consistently across all areas. Total, annualised and quarter-to-quarter changes use those rounded prices and are displayed to the nearest whole percent. Illustrative amounts are rounded to the nearest ₹1 lakh. These are approximate indicators; rounding can hide small movements. Your entered amount and the historical dates remain unchanged.
Why asking prices?
These quarterly figures are based on flats advertised for sale in property listings. Sellers’ expectations can differ from agreed sale prices. The mix of listed homes can also change, so this does not track the same flat being sold repeatedly.
The available data does not give a sample count, uncertainty range or a consistent carpet / built-up / super built-up area definition. We cannot quantify those uncertainties, and we do not call the figures exact market values.
Can I check a particular society or flat?
This edition covers Dwarka and 17 sector or sub-sector series, with different lengths of continuous history. It does not establish a society’s or flat’s appreciation. That needs comparable, dated transaction evidence, with the property's size, area definition, floor, condition and ownership details checked.
The explorer includes unavailable sectors so coverage gaps remain visible. Shorter series are excluded from comparisons they cannot support.
What period does the comparison cover?
The available continuous histories begin as early as Jul–Sep 2009 and end atApr–Jun 2026. The default comparison uses five years where available. Every result shows its actual dates and duration. We do not extend the line to today. Past price movement is not a forecast of what comes next.
What about government data?
RBI’s House Price Index uses registration data at city level. NHB RESIDEX publishes housing indices including lender-assessed prices at city level. Their definitions and coverage differ from this sector-level listing series, so we keep them separate.
Delhi’s registration search can help investigate an individual registered deed. An isolated deed or circle-rate schedule does not establish a complete local market-price history.
